It’s not always obvious whether a roof problem calls for a quick patch or a full replacement. Here are five signs that tell you it’s time to start planning for a new roof, based on what we see most often on Tri-Cities homes.
1. Your Roof Is 20+ Years Old
Most asphalt shingle roofs are built to last 20–30 years, depending on the material and how well they were installed. If your roof is approaching or past the 20-year mark, even if it looks fine from the ground, it’s worth getting a professional inspection — shingles lose their protective granules and flexibility with age long before a leak shows up inside your home.
2. Shingles Are Curling, Cracking, or Missing Granules
Walk your yard after a windy day and check for granules collecting in your gutters or at the base of downspouts — that’s a sign your shingles are breaking down. Curling or cracked shingles across large sections of the roof (rather than just one or two spots) usually mean the roofing material has reached the end of its useful life.
3. You’ve Had Repeated Leaks in Different Spots
One isolated leak is often a repair — a section of damaged flashing or a cracked shingle. But if you’ve dealt with leaks in multiple, unrelated areas of the roof over the past year or two, that’s usually a sign of widespread wear rather than a single fixable problem.
4. Your Roof Sags or Has Visible Dips
A sagging roof line is one of the more serious warning signs, and it can point to structural issues with the decking underneath, not just the shingles on top. This isn’t a DIY diagnosis situation — if you notice any dipping or unevenness, it’s worth a prompt inspection.
5. Storm or Hail Damage Covers a Large Area
After a significant hailstorm or windstorm, damage that’s scattered across most of the roof — rather than confined to one section — often makes replacement the more practical and cost-effective choice, especially when insurance is covering some or all of the cost.
