Basics of Roof Replacement & Repair

By the time you notice those brown spots, water has had to find the broken shingle, get under it, bypass underlayment, then find a joint or just rot through your roof deck, drip down and soak your insulation and then wet the sheet rock several times before it finally shows up in your ceiling. If you don’t do something soon, you will have black mold start to form, your insulation will lose its R-value, and the roof deck rot will get bigger and more expensive to repair.
Does my Roof need replaced or repaired?
If your roof is fifteen years old or more and you notice brown spots in your ceiling, chances are you need to consider replacing your roof. Yes, repairs can be made, but those repairs are for only that area and chances are you will get more leaks in other areas of your roof soon. It will get very expensive to keep repeating this process, and when you do eventually replace the roof, those repaired areas will have to be torn off anyway.
